QUANTITY SURVEYOR Ref: LS/2009/DA
REPORTS TO: SENIOR QUANTITY SURVEYOR
THE COMPANY
Based in Oxfordshire my Client is well known as one of the largest house builders in Scotland. Concentrating on timber framed houses, the group has the capability to design, manufacture and erect high quality timber framed houses for the group but also supplies timber framed houses to the top 10 house builders in the UK. Established in 1975 in Aberdeen, the group is 98% owned by the 10th richest man in Scotland (who also owns Aberdeen football Club). With a group turnover of £150 million (£9 million PBT), the company has incredible potential to grow to £250 million. Timber frame housing is a growth area as the houses tend to be built faster and are technically accurate as they are manufactured off site and then delivered to the plot - this appeals to the main house builders in the UK as the cost risks are less.
The group can be split into three separate divisions:
Ø Homes development - £85 million turnover company developing and building timber frame houses in the UK (mainly in Scotland).
Ø Construction - £20 million turnover company providing a full construction service locally to Aberdeen. This business is operating in a tough market place and hence the lower contribution to the group.
Ø Timber Systems - £45 million turnover company which manufactures 6000 timber frame houses a year (1,000 of those are supplied to the homes development Division, the rest are supplied to the top 10 house builders in the UK including Bellway, Persimmon and Berkeley). With two main sites in Aberdeen and Oxford, they supply the timber to erect a 1, 2 or 3 storey house or hotel and then use their own installation team to erect the frame. Lead times tend to be 12 weeks from order to manufacture. My Client is now firmly established through the UK as a volume producer for both private and social housing as well as in the commercial sector.
JOB PROFILE
The Quantity Surveyor shall take financial responsibility for the contract once allocated to him by the Senior Quantity Surveyor. He shall be responsible for maximising profits on all contracts under his jurisdiction. He shall also assist the Accounts Department by providing all invoicing information, projected final margins and be involved in resolving any aged debtors which involve contractual disputes. Within his remit, the Quantity Surveyor must work very closely with the Contracts Department to assess the financial implications of how the contract is performing.
JOB PURPOSE
To co-ordinate and manage efficiently the financial activities of all contracts allocated, as well as contribute to the overall performance of the department.
KEY TASKS
1. To deal with all financial matters relating to contracts under the job holders jurisdiction and work with other departments to maximise the profit potential on all contracts.
2. Acceptance of sub-contractors and dealing with any contractual disputes.
3. Prepare interim valuations and ensure payment of same.
4. Monitor financial performances of contracts and report on reasons for any poor recovery.
5. Prepare and agree final account on completion and ensure all necessary documentation is received.
6. Carry out credit control tasks for overdue debts and retention monies.

3. Meeting of deadlines for weekly and monthly tasks.
4. Effective handling of contract disputes.
5. Accuracy of reported information.
KEY SKILLS
1. Effective communication skills.
2. Thorough technical knowledge of the construction industry.
3. Understanding of construction conditions of contract.
4. Information technology, especially spreadsheets.
5. Commercial awareness.
This role will predominantly be office based, but there may be a requirement for occasional client/site visits. A car/allowance will be offered with the role.
