Financial Analyst (Property) – Fully Qualified Accountant
Lancashire, Lytham - Ballam Road
£21,828 - £30,000 + company pension
As a Financial Analyst (Property) – Fully Qualified Accountant you will provide financial support and management information on the actual, budgeted and forecast expense performance to assist in meeting the property expense targets across the estate and to manage the finance relationship with the Estate Management Provider.
The role:
* Financial Planning: Support and provide information to Group Property managers in the production of the annual budget, for both occupied and surplus properties. Summarise and comment on the financial impact of the proposed budgets. Where appropriate challenge Group Property managers on required levels of spend.
* Support and provide information to Group Property managers in the production of the quarterly re-forecasts, for both occupied and surplus properties. Summarise and comment on the financial impact of the proposed forecasts. Where appropriate challenge Group Property managers on required levels of spend.
* Expense Reporting: Analyse actual, budgeted and forecast expense performance of Group Property for both occupied and surplus properties. Produce monthly reports and provide commentaries showing reasons for key variances. Liaise with Group Property managers to ascertain the reasons for variances to budget and assist in identification of remedial actions to mitigate cost over-runs. Escalate material issues promptly to the Strategy & Finance Manager.
* Project Finance Analysis: Assist with business case reviews and provide the Strategy & Finance Manager with their views on the pros and cons of the proposals.
* Expense Control: Support the creation of standard Group Property expense management policies and processes. Escalate any issues on the finance processes to the Strategy & Finance Manager to ensure that they remain appropriate. Support the maintenance of adequate financial control over the expenditure under Group Property's control.
* Estate Management Provider: Manage finance relationship with Estate Management Provider. Track Provider's financial performance against KPIs and SLAs. Review, process and secure senior management approval of monthly funding requests.

* Knowledge required of Financial Controls and Budget setting Competent in the interrogation of Business Warehouse and SAP.
* An understanding of the management of 3rd Party Suppliers and tracking of performance against KPIs.
* Good working knowledge of Microsoft Office applications (including advanced Excel skills)
Experience:
* Experience of finance or accounting position in a similar position
* Ability to recognise and escalate issues.
