Trainee and Experienced Estate Agency Sales Negotiators
Hampshire, New Milton
£27,500+ (Basic £17,000- £18,000)
Our client is a group of companies which comprises some of the leading providers of property related services in the UK. Their services include: residential property management, installation and maintenance of communication and security systems, retirement property sales and building and contents insurance. They are also a leading freeholder and manager of privately-owned residential developments with a substantial nationwide portfolio. They are looking to recruit a Sales Executive / Property Sales Executive / Sales Manager
The role:
As Sales Executive / Property Sales Executive / Sales Manager your main responsibilities will be:
To achieve/exceed annual targets set for our client whilst ensuring that sales are conducted in accordance with best Estate Agency practice and the Property Misdescriptions Act 1991, whilst ensuring the highest level of customer service.
Scope of the position:
* Motivate and manage team members to ensure instruction and sales targets are achieved.
* Oversee promotional/canvassing activities of team members.
* Gaining the maximum number of instructions and exceeding targets whenever possible.
* Negotiating sales at the highest possible figure and monitoring to completion.
* Being conversant with current selling process and market conditions.
* Maintaining all files records and systems at optimum efficiency.
* Compiling accurate reports and statistics as necessary.
* Preparing sales literature for processing and ensuring all sales information both verbal and written complies with current legislation.
* Liaising with and advising House Managers on sales procedures, visiting developments on an occasional basis to ensure RHS is represented by both promotional materials and through the House Manager.
* Submitting House Managers commission list prior to payroll deadline.
* Ensuring commission fees are received within 7/28 days of legal completion and pursuing dilatory debtors.
* Ensuring that viewings are followed up and no enquiries are lost to Agents.
* Being fully conversant with the Property Misdiscription Act 1991: it's regulations and implications to an estate agency.
* Representing RHS at Mini Conferences/Training Days giving presentations to inspire/motivate House Managers ( Deputising for the Property Sales Manager during his absence from the office)
Qualifications:
* An education to ‘O' Level/GCSE Grades A-C or NVQ level 2/3 standard. Computer literacy.
Experience:
* Previous experience in a property sales environment, ideally in the retirement market.
* A proven ability, at a supervisory level, to manage and motivate a sales team in order to meet targets and provide a high level of customer service.
Knowledge:
A thorough understanding of the property sales process, estate agency legislation and estate agency practice.
